Termination occurs in the followings cases:-

End of specified time: When the duration of tenancy is determined in the lease deed, the lease automatically comes to an end.

Express and Implied surrender: The tenancy is terminated when a tenant hand-overs the possession of the premises to the landlord. A mutual agreement is necessary to give effect to express surrender. A unilateral act of a tenant may not amount to termination by express surrender; it may however amount to implied surrender of tenancy

Forfeiture: When Tenant breaks an express condition, which provides that, on breach thereof, the landlord enters. Tenant starts claiming the title to a third party or on himself, Tenant becomes insolvent.
