Forfeiture happens when any of the following events take place

  • Tenant breaks an express condition, which provides that, on breach thereof, the landlord enters
  • Tenant starts claiming the title to a third party or on himself
  • Tenant becomes insolvent
  • The eviction notice against a tenant can only be given once the landlord has served upon the tenant in writing about the specific breach and has given tenant chance to remedy the breach.
